During Thursday's City Council meeting, a proposed plan was presented to the council should the city of Vinton obtain the IBSSS property in the future.
Daren Rinderknecht discussed a housing proposal which would include building condos along 13th St., buying each lot from the city at $10,000, per unit ($20,00o per condo/duplex) for each building site, with perhaps 9 or 10 units total along 13th St. W.
They would like to buy enough lots for 2 condos/duplex at a time, with 5 years to complete the proposed 9-10 condos, with no penalty for early completion. They also would like property tax abatement when as they buy the lots.
Each condo unit would be 1200 sq. ft. unit on the main level, with an optional 500 square foot basement for approximately $178,000 or a full excavation of the basement for a total of 2100 sq. ft., and if the buyer chose all of the options, the cost would be around $225,000
Each unit would be finished with "0 entry", which means it would be at ground level with no steps from the garage to the main floor or at the front door. The units would include 36" doorways so that they are handicap accessible.
Each unit would have 2 bedrooms, 2 baths, a single stall garage, 10X12 ft. deck on the back that could be upgraded to a 3 season room, Appliances would also be included appliances and approximately 120 ft. for a backyard if the lot is 200 ft. deep.
The building itself would be 80 ft. wide and 55 ft. deep with an attached 2 stall 24'X26' garage. Rinderknecht would also like first right of refusal for this project. He also suggested that there might be a homeowners association created with these condos.
Rinderknecht is working on building projects in other towns in the area.
