For they meet on Wednesday for the first time in over a decade, the five-member volunteer Benton County Board of Adjustment will determine the future of an auto repair shop in rural Vinton.
Benton County Supervisors Terry Hertle and Donald Frese rejected Dean Brown's request for a land use change for his home at 2374 55th Street in November. After hearing from several people who support allowing his business, Red Shed Auto Repair, and one neighbor who objects, Benton County Auditor Jill Marlow, Hertle and Frese voted no on the land use change. Supervisor Todd Wiley was absent during that meeting.
Brown, who had to pay a $500 fee for the land use change to be considered, had to pay another $500 to appeal the decision to the Board of Adjustment.
Jill and Gary Marlow cited dust, traffic and noise concerns, as well as possible loss of property values, from having such a business near their home. Brown, however, presented the supervisors a petition and letters in support of the project. He also said that the Marlows are among his neighbors who have asked him to repair their vehicles.
The Board of Adjustment will meet at 1:30 p.m. Wednesday in the supervisors meeting room. Like all county board meetings, it is open to the public.
Benton County Land Use Administrator Marc Greenlee says nobody has ever successfully appealed a "No" vote on a land use change. Appeals to the Board of Adjustment are rare; Greenlee says he believed the board last met in 2005.
